“You Love Building Codes?” She Said. “So Do I.”

A landlord’s relentless flood of apartment showings pushed one tenant to a clever stand-off. He claimed fire-safety code justified his plan to remove her bedroom lock.

She replied with the ultimate ace: “Fantastic. Let’s inspect the whole building.” Suddenly, showings stalled and her privacy remained intact.

This is the story of a tenant who refused to let her home become just a display space and how building codes became her secret weapon.

My lease is ending soon and my landlord has been showing my apartment to anyone with a pulse, non-stop, for months.

During a couple of these showings, my bedroom door was locked. The landlord got mad about this and told me he was coming to remove my bedroom door handle and...

He said city fire codes do not allow locks on interior doors and he wanted everything up to code for the new tenants.

I responded that getting everything up to code was a great idea! I offered to schedule an inspection from the city so they could get all their maintenance done at...

and really be sure things were ready for the new tenants. Best to do the whole building, I think I saw signs of rodents in the basement….

Suddenly building codes weren’t so important. My bedroom door is now locked during all showings.

I found myself rooting for this tenant because the story taps into that universal frustration of “I pay rent, this is my home, yet I’m being treated like I’m staging for someone else.” The landlord attempted to weaponize “building code” to override the tenant’s quiet enjoyment of the unit.

The tenant didn’t escalate into anger, she strategised. That’s what stands out to me: the kind of civil defiance that uses the system rather than just yelling about it. She reminded her landlord (and by extension all of us) that rights and codes aren’t one-way streets.

What we have here is a clash between two legitimate interests: the landlord’s interest in showing the unit to prospective tenants and preparing the unit for future occupancy, and the tenant’s interest in privacy, quiet enjoyment and security of the space that she still pays to occupy.

The landlord’s mention of “fire code / building code” introduces a twist: codes are used as a claim of absolute authority. But that alone doesn’t erase the tenant’s rights.

Legal sources consistently state: landlords may show units and make inspections/repairs, but they must respect notice requirements and the tenant’s right to privacy. As Justia writes: “Landlords generally need 24 hours’ notice before entering a unit… showing the unit to prospective tenants qualifies …”

Investopedia affirms: “Landlords cannot enter tenanted properties without giving proper notice.” So while showing is allowed, it must be handled fairly.

On the lock issue: altering locks or removing locks during tenancy is often strictly regulated. For example, in Ontario, the landlord cannot alter locking systems on a tenant’s door without replacing keys during the tenant’s occupancy.

While this is Canadian law, it reinforces a broader principle: locks and security matter and cannot be arbitrarily tampered with under the guise of “code compliance.” Also, note: the tenant’s offer to schedule a building inspection turns the landlord’s own claim of “code violation” back on him, cleverly highlighting selective enforcement.

Actionable Insights

  • If you’re a tenant and your landlord invokes codes: ask for documentation. Which specific code? Which section? Are there citations or inspection notices? If the landlord is selective, that’s a red flag.

  • Always keep records: showings schedule, photos of lock status, your communications. If they threaten altering locks, ask for a lease addendum or written clarification.

  • Use your right of “quiet enjoyment” and privacy. Unreasonable frequency of showings, or showing with minimal notice, can become harassment.

  • For landlords: if you’re going to show the unit, craft a schedule, give advance notice, and respect the tenant’s space. If you believe there’s a code violation, pursue it fully, don’t cherry-pick one door handle while ignoring other building issues.

  • Both parties: if “building code” is cited, treat it like a regular debate. It isn’t an untouchable trump card. You can require proof, demand equal treatment, and ensure the code invocation is genuine.

The tenant’s small victory: keeping her bedroom lock during showings is more than symbolic. It’s a reaffirmation of the fact that even when your home is for lease, you still live there. Respect matters. Selective enforcement of “codes” or rights is where fairness breaks down. By turning the landlord’s argument into his own vulnerability, the tenant reclaimed a measure of dignity and privacy.

This isn’t just about a locked bedroom door. It’s about who gets to call your rented space home and who treats it like a showroom. The landlord tried to cloak his demands in “building code” language and the tenant gently but firmly took him at his word and flipped the script.
