Neighbor Lists Their House, Then Starts Mowing 50 Feet Into Someone Else’s Yard

Selling a house can make people suddenly notice every detail of their property, but I think there is a big difference between improving curb appeal and quietly making someone else’s yard look like part of your own. Once real estate photos and property descriptions enter the picture, that kind of behavior stops feeling harmless.

One homeowner says the neighbors next door began mowing roughly 50 feet into their yard shortly after listing their house for sale. According to the OP, the habit only started once the property was being advertised as having a “spacious backyard,” and the realtor’s photos appeared to include land that did not actually belong to the sellers.

The listing also allegedly made questionable claims about lake access and dock potential. After repeated attempts to correct the mowing pattern failed, the homeowner decided it was time to get professional clarification. Scroll down to see why an upcoming survey could make this dispute much more interesting.

A homeowner discovers neighbors are cutting into their yard to make their property appear larger for sale

'Cutting 50 feet into my yard to make their yard look bigger'

UPDATED below. The neighbors have listed their house for sale.

They have a realtor that has taken pictures of our yard stating in the listing as “has a spacious backyard “.

Fact is, their house is placed on their lot further back giving them a larger front yard.

The neighbor now cuts approximately 50 feet into our yard in an attempt to sell their house as a “spacious backyard “.

This is always done when we aren’t home. The realtor also listed their house as “lake access “, with the ability to “build your own dock”.

The house is across the street from the houses with lake access. I have gone over their attempts on taking our property with a shorter cut to no avail.

They wait until we leave and cut it again. Odd thing is, they never cut past the property line until they listed it for sale.

UPDATE: As the neighbor continues to cut further and further into our property.

I have finally heard from a Surveyor and should be having the property surveyed soon.

Also learned from the Surveyor that our neighborhood has never had a survey done.

Surveyor stated that’s the way they did things in our area when this development was planned out.

Original land owner just put stakes out in a Field designating lots. This should be interesting. 🤨

A home is not just a building. For many people, it represents security, investment, and a place where they have the right to decide what happens. That is why property disputes often become so emotionally charged. A few feet of land can represent much more than space; it represents trust, ownership, and respect.

In this situation, the OP’s frustration is not simply about someone mowing grass. The problem is that the neighbor appears to be intentionally changing the appearance of the property to benefit themselves, especially after listing their home for sale.

According to the OP, the neighbor previously respected the boundary but began cutting approximately 50 feet into the yard once they wanted to advertise a larger backyard. The issue became more serious because the yard was allegedly being presented to potential buyers as part of the neighbor’s property.

The emotional dynamic is interesting because the neighbor may see lawn maintenance as harmless. From their perspective, they are only cutting grass and making the area look better. However, from the OP’s perspective, the action communicates something very different: someone is physically crossing a boundary and attempting to gain value from land they do not own. The conflict is not about grass. It is about control and ownership.

A different perspective is that unclear boundaries can sometimes create genuine confusion, especially in older neighborhoods where property lines were not formally surveyed.

If the original development relied on informal markers, both homeowners may have different assumptions about where one property ends and another begins. However, uncertainty about a boundary should lead to a professional survey, not one person deciding to use the land as their own.

Property experts often emphasize that clear documentation is essential because assumptions about land ownership can create long-term disputes.

The American Bar Association notes that boundary disagreements are among the common property issues that may require surveys, legal documentation, and professional resolution rather than relying on personal beliefs about where lines should be.

This perspective explains why the OP’s decision to hire a surveyor is the appropriate next step. A survey replaces emotion and arguments with verified information. Once official boundaries are established, both sides have a clear understanding of what belongs to whom.

The situation also highlights how small actions can become significant when money is involved. A neighbor who casually cuts across a property line for years may create one type of conflict. A neighbor who does so while marketing a home for sale creates another because the action could influence how others perceive the value and size of the property.

The larger lesson is that good neighbors do not assume access to someone else’s land, even if the area appears unused. Open space does not mean available space. Respecting property boundaries protects not only ownership rights but also the trust that makes communities work.

Sometimes the simplest solution is also the most important one: know where the line is, respect it, and do not move it just because doing so makes your own property look better.

Here’s the comments of Reddit users:

These Redditors urged reporting the realtor for falsely advertising OP’s property

kmleather − Realtors have licensing boards. Fraud and theft also gain the attention of the FBI. Time to get more people involved.

Holiday_Horse3100 − Call the realtor, tell them your yard is not part of the for sale property

and if they keep on advertising it as such you will file a complaint with the real estate board or owner of the agency.

Hopeful-Artichoke449 − Realtors will lie and lie and lie. Report this one immediately.

These users recommended confirming the property line through records or a proper survey

HippieHighNoon − Get some of those 4' steel stakes from Home Depot, hammer them in,

and put up chicken wire a few feet back from where you think the property line is until you get the survey done.

Look at Google maps for estimated property lines, or Google how to find property lines, and at least you'll get an estimate.

Or you could pretend to be interested in the house (or have someone else call)

and see if they have a survey for their property and use that to figure out your lines.

RunRunRabbitRunovich − If you’re in the states and you pay property taxes

you can call that office and have them print out a picture of your property that will show your house and the property lines.

I did that and got a surveyor because my neighbors tried to say half of my yard was theirs and tried to set out picnic benches

and plant tomatoes down the yard to show what was “theirs “. They got so pissed off when I showed them the survey.

This group backed temporary fencing and clear signs to mark the property boundary

ATLien_3000 − Fence.   Really ugly barbed wire.   No trespassing sign.

milliepilly − Until you get a fence, pound long metal rods along property line.

Tie string to it, hang signs that say PROPERTY LINE all along it. Also erects signs that say KEEP OFF.

STOP CUTTING OUR GRASS. I would even go so far as to out signs that say

"(SELLER AT house #, address IS DECEPTIVELY TRYING TO INCLUDING OUR YARD AS IF THEY OWN IT. THEY DO NOT! !").

I would erect the last sign in your front yard near property line.

You DO NOT want a war with the new neighbors who are pissed and acting like you gave up rights to a portion of your land.

Oriencor − Little yellow flags from Lowes along the property line, and a sign hammered into the lawn with the phrase “Not the Jones’ yard” and a no trespassing sign

snafuminder − No Tresspassing AND Video Sueveilance in Use signs to go with those cameras.

[Reddit User] − Giant roll of plastic fencing.   No trespassing signs.

Would the suspicious timing make the neighbor’s behavior seem deliberate, or could decades-old uncertainty explain the mess? And what happens if the survey reveals that everyone misunderstood the boundary? Share the verdict below.
