Fiancée Falls for a Pretty House, but Her Partner Can’t Ignore the Rot Underneath

Buying a first home is already stressful, but the pressure becomes even greater when family money, long-term plans, and very different priorities are involved.

A place can look perfect on the surface while hiding problems that may cost far more than expected.

The original poster (OP) and his fiancée are house hunting in California with significant financial help from OP’s father.

His fiancée has fallen in love with a spacious home featuring a renovated kitchen, large bedroom, and attractive backyard.

However, the inspection reports describe standing water, foundation damage, mold, rot, plumbing issues, and several other expensive repairs.

OP is afraid the property could become a financial disaster, while his fiancée feels that her opinion is being dismissed.

Read on to see whether OP is being overly cautious or simply protecting their future.

'AITA I won’t buy the house my fiance wants because it’s going to be a financial nightmare?'For context: We live in California, I am 40m and my fiance is 35f. the money

we have to buy a house isn’t strictly mine - My father (72) owned a small

company and retired, and he’s offered to put it towards a house for my

fiance and I to live in, until we can buy it and put it in our names. It will take

a long time but it can be done, and he’s said he wants to sell it to us at his

cost. Hes been very generous to in his retirement and this is something I

know almost no people are unable to do.

I’ve never lived in a house before in my adult life, and half-decent starter

homes here range from 750k to 850k, and my fiance and I would never be

able to make the monthly payments due to her student loans and my salary

just not being enough to cover the mortgage plus taxes. So the help I’m

getting from my father is in the extreme - he’s essentially buying a house for us.

after looking at several homes, some ranging from great to shabby, my

fiance chose one after we looked at it - it shows nice, is a 1500sqft 3

bedroom 2 bath house. has a large master bedroom, spacious bedrooms,

new kitchen and nice back yard. Only 1 car garage but I can live with it. Its a house.

The house is listed at 769k, but the disclosures are nightmare fuel. the

house is sinking basically. the crawlspace has had 4 inches of standing

water for more than 3 months, it requires several repairs to the foundation

(sagging in the living room, master bedroom, and kitchen), water damage

to the floor in the master bedroom, and lead paint on the outside which is

at least 20k to remove and requires hazmat teams. it requires repairs to the

sewage line, plumbing, and joist repairs under the house in the crawl space.

we know there’s mold, rot, and we have no information on the roof at all.

And these reports are months old without any fixes done so who knows

what else is happening to it.

She fell in love with the house because they redid the master bedroom and

kitchen, and she wants a spatious back yard. But because of the issues

underneath, I’m extremely hesitant to make any offers because I feel like

the house could be a disaster waiting to happen, and when I said as much,

my fiance became so angry that she refused to speak with me until a friend

of hers told her to.

I relented for a while because I didn’t want her to be angry with me, but

having put more thought into it - I still don’t want to buy the house. It’s not

my first or second choice. In fact I’d call it a ”last resort” home. I reiterated

this to her and now she’s back to not talking to me, and wants to remove

herself from the house buying process entirely. Basically she told me “my

opinion doesn’t matter so now you and your dad get to choose.”

tldr: fiance wants to buy a decently sized house but it requires an extreme

amount of work underneath, totalling in the dozens of thousands of dollars

we really don’t have, so Im hesitant to put in any offers and now she’s

giving me the silent treatment.

Am I the a__hole?

Buying a first home is often emotional because people are not only evaluating walls, rooms, and square footage.

They are imagining holidays, children, privacy, and a future that finally feels secure.

That emotional attachment can make disagreement painful, especially when one partner sees a dream home while the other sees a financial danger.

In OP’s situation, his hesitation is not about dismissing his fiancée’s preferences.

The disclosures describe standing water beneath the house, structural sagging, foundation damage, mold, rot, plumbing problems, sewer repairs, damaged joists, lead paint, and an unknown roof condition.

These are not cosmetic inconveniences that can be fixed gradually with paint and new furniture.

They are overlapping problems that could affect the home’s safety, habitability, insurance, resale value, and total repair cost.

His fiancée may be emotionally attached to the renovated kitchen, large bedroom, and spacious yard because those features represent the life she wants.

She may also feel vulnerable knowing that OP’s father is providing the money, which could make her fear that her preferences will always come second.

Her statement that OP and his father can choose may be expressing that insecurity.

However, refusing to speak to a partner until he agrees is not a healthy way to resolve a decision involving hundreds of thousands of dollars.

That guidance matters because the listed price is only the beginning.

Even if the visible repairs appear to cost tens of thousands, prolonged water intrusion can conceal additional structural, drainage, electrical, pest, and mold damage.

Since OP and his fiancée already cannot comfortably afford a typical mortgage in their area, purchasing a property with unpredictable repair costs could turn an extraordinary gift from his father into a long-term financial crisis.

OP is not wrong for refusing to purchase this particular house.

Neither partner should be pressured into a home they consider unsafe or unaffordable.

A property purchase should require two enthusiastic yeses; one serious no should be enough to continue searching.

The next step should be to separate the house from the underlying relationship conflict.

OP can acknowledge that his fiancée’s priorities matter while making clear that structural safety and financial limits are non-negotiable.

They should agree on written criteria, yard size, bedrooms, location, maximum repair budget, and unacceptable defects, before viewing more properties.

Walking away from an attractive house is disappointing.

Walking into a preventable financial disaster could damage both their future and their relationship.

A dream home should provide stability, not require one partner to ignore every warning beneath the floor.

for me. Liking how they redid the master bedroom cosmetically isn’t worth

taking on the financial risk of structural repairs! !!! If your fiancée doesn’t

understand that, she’s not ready to be a homeowner.

Wise-Matter9248 − Absolutely do not buy a sagging, moldy house. No

backyard is worth that. There are so many other houses in this world with

backyards and nice kitchens. She needs to grow up a little and recognize

that this isn't a matter of opinion it's a matter of safety and reasonable cost.

Lighthouse_on_Mars − NTA, Dear God do NOT buy this house. Those

repairs are going to easily coast you over 100k. You need to actually lay out

the numbers in front of her to see. You're absolutely right that you buying

that house would be a huge waste of money.

Hell, if she wants it that badly then you guys need a bid at least 150k under

asking for those fixes. And even then, you don't even know how long the

water is actually been sitting and eating away at s__t. There's tons of

scenarios where black mold is growing that the inspector doesn't catch it.

Even coming in under asking I would not buy this house.

OshunBlu − God. Three quarters of a mil for 1500 square feet is already

insanity. Top that with the fact that it's actively disintegrating from the

foundation up? That's "run away screaming" territory.

These commenters believed the fiancée was being distracted by cosmetic features while ignoring the home’s structural condition

MedicinalWalnuts − NTA. The sellers of that home made superficial

cosmetic improvements to entice someone to buy it. They "put lipstick on a

pig" and your fiancee fell for it.

If she isn't smart enough to understand the financial implications of buying

a money pit, then she shouldn't be part of the home-buying decision,

particularly since she isn't putting in a dime of her own money to make it happen.

Considering the temper tantrum she threw when she didn't get her own

way, combined with the student loan debt she is bringing to the table, you

might want to reconsider this marriage. She sounds awful.

somaticconviction − NTA I was like your girlfriend when we were house

shopping. I DID NOT UNDERSTAND HOW EXPENSIVE ANS EXTENSIVE AND

NIGHTMARE FUEL HOME OWNERSHIP IS. I too was fooled by stupid

aesthetic things instead of the actual integrity of the home.

Tell her to peruse r/homeowners subreddit and see what a hell on earth

you’d be in for if you buy something that has that much disclosed. God

knows what else lurks there. Get some rough quotes for that kind of work

and have her face reality. There are other houses with large yards that

aren’t going to cost you half a million in work.

You’re not the a__hole, she’s the a__hole. She doesn’t know it but she low

key is being a stupid a__hole- speaking as someone who once was a stupid

a__hole

lantsling − NTA, Houses are a two yes one no situation. You can't be guilt-

tripped to buy a house you don't want.

Regular_Boot_3540 − NTA. You're being prudent, but your fiancee is acting

childish. It might be better to purchase a home without her participation

and consider whether she's really the one for you, given how manipulative

she's acting over your first major purchase together.

OP’s hesitation wasn’t about disliking the house, it was about taking on a property with serious structural and safety concerns.

A fresh kitchen and a nice backyard can be appealing, but foundation problems, standing water, mold, plumbing issues, and unknown repairs could turn a dream home into a financial nightmare.

With OP’s father making a huge sacrifice to help them, being careful with that money is understandable.
