During lockdown, the city was silent. Streets were empty, playgrounds were deserted, and sports pitches stood abandoned. In the middle of this stillness, a landlord’s letter arrived like a shock.

For a busy leisure company that ran laser tag and soft-play centers, the expired lease had been a minor worry during the chaos. But the eviction notice demanded action. They had seven days to leave and either abandon or forfeit all assets, even though they were still paying rent.

The sting was worse when rumors spread that the landlord planned to sell the pre-installed business to competitors, a ready-to-run package that only needed a logo change. Anger grew quickly, but so did determination. The pandemic had left staff furloughed and supply chains broken, making the task seem impossible.

But the team refused to give up. They gathered locals to store equipment, brought some staff back to work, and turned the situation into a bold act of defiance. Hammers rang through empty halls, floors were stripped, and walls came down, leaving the space empty and mocking the landlord’s plan. This was not just survival. It was a clever act of revenge.

All of our sites were closed, and everything was thrown into a mess. Negotiations began to slip down the priority list; nobody thought the landlord would push an eviction for...

Especially with it still getting rent, despite the sites closure, and the closure of every business and restaurant in the immediate area. We were wrong.

A few days ago we received a letter saying we had 7 days to leave the premises and take everything with us.

We are reminded that anything left in the building after 7 days will become the landlord's property! (that line is very important).

Now a lot of construction goes into installing our equipment into a new building, which makes emptying one even harder.

Add a lockdown, with no staff and most businesses shut, it meant that saving much of our assets would prove to be extremely difficult.

To lose a profitable site and all of its assets is definitely a blow to our company. But here is where it gets worse.

A few days into our 7-day eviction, we find out that the landlord has been advertising our park to our competitors. But he isn’t offering just the building, he is...

We were furious. And here is where the malicious compliance came in, we were told we had 7 days to move everything we owned out of the property. so that's...

UPDATE. Hi Everyone! I'm so sorry for how long an update has taken, I was waiting for things to unfold. Here is what happened next:

We handed in the keys and it was probably the quickest handover we’ve ever had.

Complications did arise when we went to get back various deposits, But he had no case to withhold the deposits from us as the building was in excellent shape.

(we also cleaned up 99% of the rubbish and dirt from our demolition crusade so he couldn't bill us for cleaning) ).

A very minor bit of pressing from our legal team meant that we received everything owed back in full!. The building is still Vacant and as of yet we don't...

At this moment in time our company is still standing despite the pandemic closures and lack of business, staff are all still employed and doing well!

The Battle of Effort and Greed

From the moment the eviction letter arrived, the company felt tension in every corner of the empty building. The manager kept pacing, thinking through every option. Should they leave everything behind?

They could not allow the landlord to turn their hard work into an easy profit for someone else. Every arcade machine, padded corner, and sign represented hours of work, investment, and pride.

The team acted fast. They took photos, documented each item removed, and stored equipment safely. The demolition was careful and deliberate. Walls were taken down, floors were removed, and nothing of value was left behind for the landlord.

This approach followed the law exactly but punished the landlord’s plan. One staff member said later that it felt like reclaiming control in a moment when everything else was falling apart.

Two years earlier, a similar small business had faced an eviction and left their property behind, losing valuable assets. That experience showed how careful planning and knowledge of the rules could turn a threat into a win.

Expert Insights and Lessons Learned

Evictions during a crisis expose the weak points in landlord-tenant relationships. Legal expert Janet Portman, co-author of Everybody’s Guide to Small Claims Court, explains that tenants have the right to remove trade fixtures and personal property at the end of a lease.

Anything less is usually unenforceable without a court decision (Nolo). In this case, the extreme language of the notice became the company’s tool, turning weakness into advantage.

Pandemic protections made the situation even more ironic. In 2020, the CDC temporarily stopped nonpayment evictions, but cases like this still tested the limits of the law. Some states, like New York, required court approval for possession (NYLAG).

Data from the Urban Institute showed that 40 percent of small businesses faced lease disputes in 2020, and evictions rose 20 percent after the moratorium, leading to opportunistic landlord tactics (Urban Institute).

Psychologists note that following rules strictly while undermining someone’s plan can feel satisfying. Dr. Amir Levine of Psychology Today warns that it may also create long-term grudges.

Mediation could preserve relationships, but in this case, the company’s strict dismantling sent a strong message. Portman also recommends that businesses include protections in lease agreements, such as clear rules for removing assets and preventing a quick resale to competitors.

2 years later, landlord jacks the rent up. Restaurant has to relocate or close. Leave behind tons of equipment because restaurant owners can't afford to move / tear out everything.
